April 15, 2008 – Apply Winter Park’s unique “village character” to key commercial corridors beyond the Central Business Distirct. Show strategies for achieving that character over time in places like West Fairbanks Avenue and North 17-92 – while avoiding a copy-cat version of Park Avenue. And draft a regulating plan to assure Winter Park’s growth template remains in character. That’s been the mission as the Developing Common Ground charrette design team puts final touches on their recommendations.

Tonight in City Commission chambers, Winter Park officials and citizens get a look at how Canin Associates and PlaceMakers, consulting teams hired by the City, interpreted those goals during the collaborative charrette that began last Friday morning. Over the course of the five days, citizens attended eight meetings and dropped by the Welcome Center for informal chats with the design team.

Sunday night’s pin-up of work in progress and a repeat of the presentation at noon on Monday gave the design teams the opportunity to test ideas with citizens. Drop-by visitors extended the feedback sessions throughout Monday, providing a wealth of input for refining the ideas in progress.

What will attendees see tonight?

  • Revised and refined ideas, including sample before-and-after images of what streets might look like if a form-based code were applied to the study areas.
  • The first draft of such a code.
  • A new zone – Village Character Protected – especially for the Park Avenue area.
  • And a helpful comparison of the differences between what’s encouraged by a new form-based code and what’s permitted under current zoning.
